On behalf of MRP, the developers and landlord behind Kildress House, Savills has successfully negotiated a lease deal with Principal Global Investors (Ireland) Limited for the ground floor of Kildress House in Dublin 2. The deal marks a significant moment as it reinforces the growing demand for ESG-compliant buildings within the city’s commercial sector.

Occupying an area of 2,392 square feet, Principal Global Investors, who were represented by Mark Headon of JLL, will expand and relocate to this new building that has achieved top sustainability credentials of LEED Gold and BER A3.

Kildress House was originally developed some 35 years ago by MRP as a three-storey office block and following significant investment and a full redevelopment, has transformed into a six-storey Grade A office development providing 22,200 sq ft of prime energy efficient workspace. Designed by architects Henry J Lyons, Kildress House is located on Pembroke Row between Lower Baggot Street and Wilton Place, and just across the Grand Canal from Upper Baggot Street and Burlington Road.

The property is surrounded by a range of major international employers, including LinkedIn, Amazon, SMBC and BDO.

Following this successful lease, the remaining space in Kildress House comprises the first and second floors, each extending to approximately 4,500 square feet, or available collectively to accommodate tenants seeking up to 9,000 square feet.
