The project will transform the existing six-storey building through a comprehensive refurbishment and vertical extension, stripping the structure back to its existing frame before the addition of three new storeys to create a high-quality nine-storey hotel.
The development will provide a modern hospitality destination, offering 256 guest bedrooms alongside a range of high-quality amenities for business and leisure travellers. Design-led internal spaces will include a restaurant, bar, gym and business facilities, creating a contemporary hotel environment that meets the needs of today’s guests.

Located in Edinburgh’s West End business district, the development is within walking distance of Haymarket Station, the Edinburgh Tram and the city centre, making it an ideal destination for both business and leisure travellers.
The project will repurpose the existing building, significantly reducing embodied carbon through the retention and reuse of the existing structural frame, while transforming the site into a modern, sustainable hotel development.
