Project Description
Transformation of a former 5 storey office block on a prominent corner site into a landmark mixed-use scheme in the heart of the City of London. Following demolition of the office block to basement level, construction will begin for the purpose built student accommodation scheme to provide over 700 student residences in a 21-storey building with basement.
The development will also become the new permanent home to London’s Migration Museum, a purpose built space spanning 30,000 sq ft to be located on the lower 3 floors.
The student units will be complemented by green spaces open to the public, such as a new pocket park and public roof terrace, for the benefit of the local community.
The Site
The site is located at 65 Crutched Friars and was home to the former HFW Office Building. The existing building contained some features of historic value to the City of London including two Friars Statues mounted to the façade, which have been carefully removed by a specialist contractor and are to be incorporated into the new external landscaping of the new Development.
Designed to be sustainable in both construction and operation, the development is targeting a BREEAM Outstanding rating. The new building will consist of a reinforced concrete basement and superstructure frame, with a prefabricated unitised and precast façade, and utilise prefabricated bathroom pods. Additionally, it will incorporate both blue and green roofs.
