Project Description
Located within Kings Dock, a new regeneration zone adjacent to the Albert Dock in Liverpool. Jurys Inn, Staybridge Suites and East z East located next to the newly opened and highly successful Echo Arena and Conference Centre plus MSCP. Future planned development includes new Exhibition Centre (linked to ACC) along with 4* Hotel and mixed uses including residential, office and commercial on this large master-planned site.
The Site
McAleer & Rushe acquired the site for the hotels by way of a Development Agreement with English Partnerships (now Homes & Communities Agency). In addition to paying for the land as is normal, we had to ensure full compliance with the essence of the Kings Dock masterplan by creating a scheme that complemented the other proposed uses, particularly the adjacent Echo Arena and Conference Centre. McAleer & Rushe secured an Agreement for Lease from Jurys Inn for that element of our scheme, together with a forward purchase commitment from BDL Management Ltd for the creation of the first Staybridge Suites hotel in the UK. BDL subsequently sold their position prior to handover. Following completion of the entire scheme the circa 14,000 sq ft letting to East Z East was secured, providing up to 400 covers in a highly specified new restaurant.
