Project Description

The proposed works at 111 Westminster Bridge Road include demolition of existing building and construction of new mixed use development comprising an apart-hotel building, 10-storey rear section and 7-storey wing at the front to Westminster Bridge Road, a restaurant, retail facilities and office suites at lower levels.
The existing site consists of a 1950s office block once known as ‘Costain House’, and the premises are currently vacant. No. 111 Westminster Bridge Road is located within the Lower Marsh Conservation Area, which has a unique and historical character and benefits from a number of listed and proposed listed buildings along Westminster Bridge Road and Lower Marsh Road.

The site is advantageously situated within close proximity to Waterloo, the City of Westminster and the South Bank, making it ideal for the use of an Apart- Hotel.
The proposal aims to ensure that all aspects of the proposed building are sympathetic to the special character of the Lower Marsh Conservation Area, respecting the existing streetscape, including the adjoining Grade II Listed Necropolis building at No. 121 Westminster Bridge Road, and the existing roofscape. The proposal consists of a front building at 7 storeys, to the height of the existing buildings, and a rear building at 10 storeys.

The Site

The proposed development is for a mixed use development comprising an apart-hotel with 218 rooms, commercial office suites, a restaurant and a retail unit beside. The proposal incorporates public realm activity, with the restaurant beside the hotel ground level entrance, enhancing the active frontage of the street. The restaurant can be accessed off the street and also from the apart-hotel. The public realm is further enhanced by the adjoining retail unit. The hotel rooms are located from the 1st to 9th floors, with living and catering facilities incorporated. The provision of office suites on the lower levels, with a feature light void dropping into the basement area offers a lively work environment together with the social activity of the ground level restaurant.
