Project Description
Located in Fitzrovia London, Yalding House entailed the comprehensive refurbishment of a 1930s office and BBC Radio Studios building and the addition of a new core into a redundant light-well in order to modernise the circulation and facilities of the building. The refurbished building provides 29,000 sq ft stylish office space as well as a restaurant unit on the ground floor and basement.
A bike workshop was created within the basement, with secure storage for 56 bicycles, lockers, changing facilities and a work stand with tools.
An enhanced energy-metering system was installed to allow the building user to monitor the usage of both landlord & tenant services on a floor by floor basis.
The Site
Located on Great Portland Street, on an end block within busy Fitzrovia, careful planning and programming of logistics was essential in maintaining steady progress. All deliveries were carefully planned in advance and in conjunction with Westminster City Council.
Planning constraints dictated that the visual appearance of the existing steel & timber framed windows was to be retained. A mixture of high performance steel & slim line aluminium framed systems were used as replacements to ensure planning compliance, whilst still achieving the high thermal and acoustic performance requirements of the scheme. A lightweight brick cladding solution was also utilised on the external facade to accelerate progress on this element which in turn provided early access to the internal fit out element of the works.
