Greystar, a global leader in rental housing property management, development, and investment, together with leading design & build contractor, McAleer & Rushe, has celebrated a key construction milestone at The Bermondsey Project, Buildings 1-5 with the topping out of Bermondsey 1-5.
Representing the first plot to be ‘topped out’ within the Bermondsey masterplan, one of London’s largest regeneration projects, Bermondsey 1-5 will deliver 359 homes, split between market and intermediate rent, across two building structures.
The first building, Blocks 1 to 4 interlinked, reaches 10-storeys in height and comprises 309 units, and the second main structure, Block 5, reaches 7-storeys and consists of 50 units.
Located on a former brownfield site, once home to a biscuit factory, the development will feature generous amenity spaces, remote working lounges, a community centre, state-of-the-art gym facilities, a rooftop padel court, as well as private communal landscaped gardens.
Delivering two out of the four distinct plots within the 12-acre masterplan, McAleer & Rushe are also on site at Building DE, a 20-storey tower with 225 homes alongside a four-storey office space.
Designed to achieve a BREEAM Very Good rating and a Home Quality Mark Level 4 standard, the scheme delivers a 799% increase in ecology with the incorporation of green roofs, planting, and bird and bat box installations and will utilise prefabricated bathroom pods and utility cupboards to reduce carbon emissions.
The first homes are expected to be ready for occupation in Autumn 2025, and the whole scheme expected to be complete in the second half of 2027.
Jonathon Armstrong, Senior Director, Development at Greystar said:
“This is a project for the community, delivering 1,624 much needed homes, including 480 affordable units that will contribute to meeting local housing needs.
It’s about unlocking this land and providing a new vibrant, sustainable community, that still recognises the historic significance of the Peak Freans biscuit factory. We’re looking forward to welcoming the first residents later this year.”
Darragh Greenan, Director at McAleer & Rushe commented:
“We are thrilled to celebrate the topping out of Bermondsey 1-5, a key construction milestone in the delivery of a new vibrant and sustainable neighbourhood. The transformation of this brownfield site is a testament to the strength of collaboration between all of the stakeholders involved, and we’re proud to play a key role in bringing Greystar’s vision to life.
Together with our dedicated team and supply chain, we look forward to progressing the scheme over the coming months, with an unwavering focus on delivering high-quality, sustainable homes whilst also engaging with the local community to create a lasting impact.”
