Exchange Square Phase 2, Birmingham

Exchange Square Phase 2, completed in February 2024, is the final component of the Exchange Square Masterplan in Birmingham for Nikal. Known as The Silver Yard, the landmark high-rise residential project delivers 375 Build To Rent (BTR) Grainger apartments within a 37-storey tower, along with retail space, a public square and extensive amenity space, including a sky terrace.

In the heart of the city centre, The Silver Yard at Exchange Square not only redefines renting in Birmingham but also marks a significant contribution to the ongoing revitalisation of the city centre. McAleer & Rushe also constructed a 235-bed Premier Inn hotel, as part of Phase 2 and completed in February 2023.

Innovative construction methods and solutions played a pivotal role in delivering the project successfully. These included adjusting the critical path of the concrete frame and precast façade installation works into two phases and slipping the core, thus reducing the turnaround time by 3 days per floor. Additionally, relocating the tower crane to the top, 120 meters above ground, enabling uninterrupted progress to meet the challenging programme successfully.

Longley Place, Brighton

Longley Place, also known as York + Elder, is the first Build to Rent scheme to be delivered in Brighton, providing 209 apartments and 33,000 sq. ft of co-working office space  within a building ranging from 8 to 17-storeys in height. Designed by EPR Architects, the building includes extensive amenity space, such as a gym, cinema room, and three landscaped roof terraces.

Achieving residential Home Quality Mark Level 4 and a BREEAM Excellent rating, the mixed-use project for Legal & General is a redevelopment of a former industrial estate, transforming a warehouse brownfield site into a new vibrant community of homes, workplace, retail and amenity space, all in walking distance of the rail station and the city’s landmarks. The project utilised pre-manufactured bathroom pods, bolt-on-balconies and an off-site 13,000 kg packaged plant room – all helping to reduce the construction programme and achieving the highest finish quality.
